Most letting agents will levy a charge to renew contracts for existing tenants. We think that this is unfair, so to reinforce our fair pricing policy, we offer free tenant contract renewals for all properties that we manage.

Your property will be advertised on the Rightmove website and in the local weekly press, providing superb coverage of the Tendring area.
Non-profit maintenance and gas/electrical safety inspections
We have a small team of reputable independent contractors who will quickly respond to any property maintenance issues that inevitably arise from time to time. We do not add any additional fees, which means that you pay the true cost of the repairs and as we enjoy a very good working relationship with all our contractors, you will benefit from their excellent service, provided at competitive prices.
24-hour emergency property maintenance
In the event of an emergency such as gas leak, burst pipes etc, strategies to provide an on-call engineer to the property are in place via our 24-hour call answering service.
Energy Performance Certificates
Landlords are now required by law to have an Energy Performance Certificate for all properties they wish to let. Tendring Lettings can arrange for a reputable contractor to inspect your property and issue the required certificate to ensure you are fully compliant.
Comprehensive tenant referencing
For added peace of mind, Tendring Lettings uses a professional tenant referencing agency to carry out in-depth inquiries. We also consult existing or previous landlords, employers or accountants, as well as character referees. This helps us to evaluate the quality of your prospective tenant as well as their ability to pay the rent. This ensures a highly detailed service which identifies unsuitable tenants from the outset.
Ongoing tenant support
We recognise the fact that moving home is a stressful time and offer full support to your tenants throughout their application and subsequent tenancy. At our regular inspections we encourage them to give feedback. A happy tenant usually means a happy landlord.
Protecting your tenant's deposit
Your tenant's deposit will be fully protected by our membership of a government approved Tenancy Deposit Scheme.
Association of Residential Lettings Agents
ARLA are the professional and regulatory body for letting agents in the UK. Membership is achieved only by agents who demonstrate that they have a thorough knowledge of their profession and that they conduct their business according to current best management practice. ARLA members are governed by the Code of Practice providing a framework of ethical and professional standards at a level far higher than the law demands.
Association of Professional Inventory Providers
A professionally drawn up inventory and schedule of condition will protect you from any unwarranted disputes by the tenant at the end of the tenancy. If there is an insufficient, outdated or even worse no inventory, then you will have no evidence of what the property was like at the start of the tenancy. This means that if you (the Landlord) are unable to provide documentary evidence that the tenant caused damage, then you will not be in a strong position to make a claim, in the event the tenant contests the matter.
